What are USDA Loans?

The United States Department of Agriculture has created a unique loan to improve the standards of living and housing situations within the rural areas. Similar to most other government sponsored loans, this too has been named after the department itself. The USDA Loan is intended to assist those earning a low to average income, purchase a new property within a rural countryside. This also assists those who currently reside in rural areas financially to upgrade or renovate their existing home.

What are the advantages of USDA Loans?

Zero Upfront: The USDA Loan takes off a huge chunk of financial stress on borrows who qualify for this loan as there is no need for an initial down payment as is customary to most traditional loans. This is even more beneficial when the target audience income level is considered, ensuring they only need worry about their monthly payments and not the arrangement of a large sum upfront.

No PMI: Private Mortgage Insurance or PMI is almost always required when the down payment is of a reduced rate which can range upto 2.25% of the monthly payable. With a USDA Loan however, as the loan is backed by a government department, no PMI is required even with the void of a down payment. Instead, an amount of 1% of the total loan amount is applicable upfront and an annual fee of 0.35% of the outstanding balance of the loan is required by the USDA.

In addition, the USDA Loans also boast a lower interest rate as well as feasible closing costs.

Who is Eligible for a USDA Loan?

In order to qualify for a USDA Loan, the following are the requirements:

Location of Property: The location of the property for which the mortgage is being taken must meet the USDA requirements of a rural area. As mentioned on the department website, a “Rural Area” is defined as a territory where the population is not beyond 35,000.

Reliable Income and limits: There is a limiting cap set on the annual household income, as the USDA Loan is targeted at those who have a low to average income. This cap varies by location, the number of working members and the size of the family according to criteria set by the USDA. However, it is a requirement that the borrower must have a dependable income.

Proof of Income: In order to prove that the borrower is able to pay back the monthly amount a proof in the form of two years of tax returns as well as monthly income pay stubs are a prerequisite to qualify.

Primary Residence: The property against which the mortgage is being taken must be the applicant’s primary residence.
